About the neighborhood

Why Vinings Appeals

Vinings sits on the west bank of the Chattahoochee River in Cobb County, just over the river from Buckhead. The settlement started in the 1830s as a crossroads called Paces, named for Hardy Pace, who operated a ferry across the river there. The name changed to Vinings in the 1840s after William H. Vining, a Western and Atlantic Railroad worker. The community was officially recognized in 1904, but it was never incorporated as a city. It is still an unincorporated CDP under Cobb County jurisdiction, with about 12,500 residents.

The neighborhood pattern is unusual for an Atlanta suburb. You have historic Paces Ferry Road as the spine, the Vinings Jubilee shopping village at the center, the high-rises of Mount Wilkinson on the eastern edge, and Pace's Mill Park on the river frontage. The housing stock spans 1980s and 1990s detached single-family on quarter-acre to half-acre lots, newer townhomes near the I-285 interchange, and a notable concentration of high-rise condos on Mount Wilkinson with skyline views. Home Depot's headquarters is in Vinings, which keeps the corporate office population steady.

Here is the trade-off. Vinings is technically Cobb County, which means Cobb County Schools (Teasley or Nickajack Elementary, Campbell Middle, Campbell High), Cobb County millage, and Cobb County government services. For some buyers that is a feature (lower property tax than Fulton, strong Cobb school reputation). For others it is a constraint (no APS schools, no Atlanta city services, no intown taxes funding urban amenities). Vinings makes the most sense for buyers who want Buckhead-adjacent location, a walkable shopping village, and the Chattahoochee in their backyard, without paying full Buckhead pricing.

Highlights

What Makes Vinings Distinctive

Vinings Jubilee anchors a real walkable village

Vinings Jubilee at 2850 Paces Ferry Road is a 100-plus-shop mixed-use district with restaurants, boutique retail, and a historic-village character. It is unusual for a Cobb-side neighborhood to have this kind of walkable commercial core, and it is one of the main reasons people pick Vinings.

Pace's Mill Park on the Chattahoochee

Recently renovated unit of the Chattahoochee River National Recreation Area on the western bank, with 3.5 miles of trails, picnic areas, and river access for fishing and paddling. It is the closest national park unit to most of intown Atlanta.

5 minutes to Buckhead, 8 minutes to Midtown

Cross the Chattahoochee on Paces Ferry Road or West Paces Ferry Road and you are in Buckhead in 5 minutes off-peak. I-75 and I-285 both run through the neighborhood for longer commutes. Vinings is one of the few neighborhoods that gets you intown in 5 minutes without paying intown prices.

High-rises on Mount Wilkinson

The eastern edge of Vinings has a concentration of high-rise condo towers (One River Place, Horizon, Park Towers) on Mount Wilkinson with skyline views back across the river. Unusual stock for the metro and a key part of the Vinings inventory mix.

Cobb County, not Atlanta

Vinings is unincorporated Cobb County. That means Cobb County Schools, Cobb millage rates (lower than Fulton), and Cobb services. Buyers who specifically want to avoid APS or Atlanta city services pick Vinings for that reason.

Home Depot HQ keeps activity steady

Home Depot's corporate headquarters at 2455 Paces Ferry Road employs thousands and anchors the local office and dining economy. Lunch demand from corporate office workers keeps the Jubilee restaurants busy on weekdays.

Price ranges by property type

Under $500k. High-rise and mid-rise condos on Mount Wilkinson, plus older townhomes near the I-285 interchange. The genuine entry point to the neighborhood.

$500k to $900k. Renovated detached single-family on quarter- to half-acre lots, newer townhomes, and larger condo units in the high-rise towers. The most active price band.

$900k to $1.5M. Newer construction single-family, larger lots in Vinings proper, and the larger penthouses in the high-rise towers.

$1.5M and up. Estate-scale homes on the largest lots near the river, plus the trophy penthouses on Mount Wilkinson with full skyline views.

Market trends

DOM is slower than intown. Median DOM in Vinings runs around 63 days per recent market data, slower than the intown Atlanta core. This is partly a function of the Cobb-vs-Fulton buyer pool being different, partly the higher condo share in the inventory mix.

Townhome inventory is growing. New townhome construction near the I-285 interchange and along the Cumberland corridor has expanded the entry-level inventory meaningfully over the last several years. That is gradually pulling the median price down even as detached single-family holds value.

High-rise condo market is its own thing. The Mount Wilkinson high-rises (One River Place, Horizon, Park Towers) trade on their own dynamics, more dependent on building amenities and floor plate than on broader Vinings comps. Penthouses with skyline views command premiums that don't show in the broader median.

FAQ

Frequently asked questions.

What's the median home price in Vinings?

Detached single-family generally trades $500k to $900k for the bulk of the inventory, with newer construction and larger lots pushing into the $900k to $1.5M range. High-rise condos on Mount Wilkinson run $350k to $1.5M depending on building, view, and unit size. Estate-scale homes near the river trade $1.5M to $4M. The neighborhood-wide median runs around $500k including all property types.

Is Vinings part of Atlanta?

No. Vinings is an unincorporated community in Cobb County, just across the Chattahoochee River from Buckhead. It is never been formally incorporated as a city. Mailing addresses use "Atlanta" with the 30339 ZIP, but the schools, taxes, and government services are all Cobb County.

What schools are assigned to Vinings?

Cobb County School District. Most addresses are zoned to either Teasley Elementary or Nickajack Elementary, then Campbell Middle School and Campbell High School. Both Campbell schools have International Baccalaureate programs. Confirm specific zone assignment with Cobb County Schools before relying on this for an offer.

Is Vinings walkable?

The Jubilee village core is genuinely walkable with shops, restaurants, and services. Walk Score there is in the high 60s. The residential interior is much less walkable and most residents drive for everything outside the Jubilee. If walk-to-everything daily is the priority, look at Virginia-Highland or Inman Park instead. If walk-to-Jubilee plus quick driving is enough, Vinings works.

What's the commute like from Vinings?

Buckhead Village is 5 to 8 minutes off-peak. Midtown is 10 to 15 minutes via Northside Drive or West Paces Ferry. Downtown is 15 to 20 minutes via I-75. The airport is 20 to 30 minutes via I-75. There's no MARTA rail in Cobb, so commutes are car-dependent, but the location across the river from Buckhead means most intown destinations are quick.
