The Atlanta BeltLine is a 22-mile multi-use trail and transit corridor that loops around the city's urban core, connecting 45 neighborhoods through a network of trails, parks, public art, and future transit.

Originally conceived as a graduate thesis in 1999, the BeltLine has become the most ambitious redevelopment project in Atlanta's history — and one of the largest urban revitalization efforts in the country.

For real estate, the impact has been dramatic. Homes within a 10-minute walk of completed BeltLine segments have seen 20–40% higher appreciation than comparable homes further away, making BeltLine adjacency one of the most powerful value drivers in Intown Atlanta.

Trail Segments

Where the BeltLine Goes

The BeltLine is being built in phases. Here's the current status and the neighborhoods each segment connects.

Completed

Eastside Trail

The flagship segment running from Piedmont Park through Old Fourth Ward to Inman Park. Home to Ponce City Market, Krog Street Market, and some of Atlanta's most walkable neighborhoods.

Completed

Westside Trail

Connects Washington Park through West End to Adair Park. This segment has driven rapid development and new construction in historically underinvested neighborhoods.

In Progress

Southside Trail

Currently under construction, connecting Cabbagetown through Reynoldstown to Grant Park. Expected to be the next major appreciation driver for southeast Atlanta.

Northeast Trail

Will connect the Eastside Trail north through Lindbergh and Piedmont Heights. Currently in design and land acquisition phases.

BeltLine Real Estate Questions

Homes within a 10-minute walk of completed BeltLine segments typically see a 20–40% appreciation premium compared to similar homes further away. The effect is strongest near the Eastside Trail and is expected to grow as new segments open.
Not yet. The Eastside and Westside trails are complete, the Southside Trail is under construction, and the Northeast Trail is in planning. The full 22-mile loop is expected to be completed in phases over the next several years. Buying near a planned segment now can be a smart long-term investment.
The original BeltLine plan includes a streetcar/light rail component that would run alongside the trail. Transit planning is ongoing and would further increase property values along the corridor. The timeline for transit implementation is still being determined.
Inman Park (Mary Lin Elementary zone), Grant Park (Parkside Elementary), and Reynoldstown are the most family-friendly BeltLine neighborhoods. They offer single-family homes, strong school options, parks, and quieter streets while still being steps from the trail.
Condos in Old Fourth Ward still offer relatively accessible entry points starting in the low $200s. Reynoldstown and neighborhoods along the planned Southside Trail extension offer better value than the established Eastside Trail corridor. Working with an agent who knows each micro-market is critical to finding the best value.
