Why Buckhead Appeals
Buckhead is the high end of intown Atlanta. The neighborhood covers roughly 28 square miles in the northern part of the city, bounded loosely by the Chattahoochee River to the north, I-75 to the west, I-85 to the east, and Peachtree Creek to the south. Inside that area you have the Governor's Mansion on West Paces Ferry, the Atlanta History Center and Swan House on Andrews Drive, Lenox Square and Phipps Plaza at the eastern commercial core, and Chastain Park's 268 acres in the northwest. Atlanta's largest concentration of $5M-plus homes sits inside this footprint, and so do its most-traded mid-rise condo buildings.
The thing to understand about Buckhead is that it's not one neighborhood, it's about a dozen sub-pockets stitched together by Peachtree Road, Piedmont Road, and Roswell Road. The Buckhead Village core (around Pharr Road and East Paces Ferry) is genuinely walkable, with a Walk Score in the 60s to 70s, MARTA Red and Gold service at Buckhead and Lenox stations, and most of the dining and retail. West Paces Ferry, Tuxedo Park, and Habersham Road are estate territory: 1- to 5-acre lots, 1920s to 1960s mansions, Walk Score in the 30s, and a quiet that costs real money. Garden Hills, Peachtree Hills, and Brookwood Hills are the mid-century pockets where teardown-and-rebuild activity is most active right now, with smaller ranch homes giving way to 5,000-plus square foot new builds.
Here's the trade-off. Buckhead is the most expensive intown Atlanta neighborhood, with single-family medians in the $1.5M to $3M range and the top end clearing $20M. The school-zone math is also heavier than anywhere else in the city: APS public buyers usually target the Sarah Smith Elementary catchment (which feeds Sutton Middle and North Atlanta High), and the private school feeders (Westminster, Lovett, Pace, Holy Innocents') drive a parallel market. Getting Around Buckhead
Buckhead's transit story is two stories. Inside the Buckhead Village core and along Peachtree, MARTA rail is genuinely usable: direct service to Midtown in about 10 minutes, Downtown in 18, and Hartsfield-Jackson in 35 with no transfer. West of Peachtree, in the Tuxedo Park, West Paces Ferry, and Habersham areas, transit is a non-factor and the neighborhood is car-first by design. GA-400 and I-85 run through the neighborhood, putting most of Buckhead within a few minutes of a major highway.

Tuxedo Park is the estate corridor in the northwest, with 1- to 5-acre lots, 1920s to 1960s mansions, and the Governor's Mansion.
